The dossier method

Every neighborhood claim in your file carries a date and an open question.

Sadyba Select writes the dossier before you visit a single house: commute to work, utilities, the school run, winter road access. You see what we checked, who verified it, and what still needs your own eyes.

Five stages Source note on every row
  1. 01

    Criteria brief

An intake call fixes your budget range, commute anchor, land size, household needs and the points you will not trade away. We write the brief down and list the questions still open.

  2. 02

    Neighborhood research

Each candidate area gets rows for utilities, school run, winter road access and known risk notes. Every row carries a source date so you can see what was checked and what still needs verification.

  3. 03

    Shortlist

Three to five properties survive the screen. We add key specs, owner notes and a neighborhood score so the shortlist reads as a comparison, not a gallery.

  4. 04

    Viewing coordination

We build an itinerary with date, property, coordinator, required documents and status. If a visit needs to be rescheduled, the table shows it instead of a phone call you have to remember.

    Purchase planning

Cost bands, notary and registration steps, and the questions to raise with independent legal and technical specialists. We coordinate the plan. Those specialists handle the legal and condition review.

A viewing trip is only useful if the documents, the coordinator, and the open questions are fixed before you travel. The table below shows how a two-cycle itinerary is structured.

Book a criteria call before we open a single dossier

A 30-minute call to fix the budget band, commute limits, land size and the utilities you will not compromise on. You leave with a written criteria sheet, a staged fee outline, and a clear view of which third-party checks you will have to pay for. No dossier work begins until you approve the scope.
